Welcome and Introduction by Rob Crawford, NLA Wessex Chairman. 

The lettings market 5 minute overview: State of the current market

Debbie Franklin with Ellie Donaghy, Andews new area manager – A brief update on the state of the lettings market in the Bristol area.

Positive Input Ventilation;- Why we Ventilate – Sarah Thomas, Sales Co-ordinator landlords and letting, Nuaire. Nuaire are the originators of positive input ventilation and Sarah will explain the problems associated with condensation and the resultant mould. She will also run through the cost effective products to that can provide solutions to the problem that can be installed in both houses and flats.

Your Properties and Tax – Peter Loughlin, Business Development Manager, One E group. As a tax advisory firm with specialist expertise in property taxation, OneE are on hand to discuss these changes in simple and practical terms that are easily understood by landlords. The presentation will cover the following changes:

– Abolition of Wear and Tear allowance

– Capping of the allowable deduction for mortgage interest

– New 3% rate of SDLT for “additional properties”.

The Finance Bill received Royal Assent on 18th November of 2015. Despite significant opposition from the public, the recent changes to the taxation of landlords are now law. From April 2017 landlords can expect to see a significant increase in the tax burden on their property portfolios. Furthermore, the Chancellor’s targeting of landlords has not abated. In the recent Autumn Statement the introduction of a new additional SDLT rate to apply to purchaser of “additional properties” was announced, with the potential to make acquisitions significantly more costly in future. Peter’s presentation will help landlords understand these recent changes, and how they might adapt their business model to maintain healthy returns.

Jacqui Darbyshire, NLA Local Representative and Rob Crawford – A run through of the local and national changes that have occurred since the last meeting. An update on the Immigration Act that will be in force by the time of the meeting will be given and also the new West of England Rental Standard.

Time permitting, our presenters will be asked to join Jackie and Rob as a panel to discuss any issues that you may have.
